Supplement re: Owner financing for Mangilao Garden Condominium unit D-1, Mangilao, GU 96913 Subject property shall be known as Lot 5364-3, Mangilao, Guam consisting of a (1) bedroom, (1) bath condominium unit known as D-1 Mangilao Garden Condominium with a 3% undivided leasehold interest in the common areas and facilities of the project on approximately 5374sm+-, leasehold including one assigned parking space #7. 1. Seller to Carry First Mortgage a. Cash down payment $7000.00 at close of escrow to include all deposits herein. b. Buyer to execute a note secured by a first mortgage on the property in the amount of $28,000.00 in favor of Seller, payable at $236.28 per month, or more, including interest at 6% interest per annum, amortized (180) years with the entire balance due (3) three years from date of note (or upon sale or transfer of the property). Buyer is aware there will/may be a "balloon payment" on or before (3) three years from date of close of escrow and/or upon sale or transfer of the subject property). "Power of Sale" shall be made a part of purchase agreement. No pre-payment penalty. 2. Buyer shall furnish Seller, within three days after acceptance, a customary financial statement for the sole purpose of credit approval, which approval shall not be unreasonably be withheld. Buyer authorizes Seller to engage the services of a reputable credit reporting agency for this purpose at Buyer's expense and Seller shall notify Buyer, within ten days after receipt of financial statement, of approval or disapproval of Buyer's credit.
